Pricing Outlook: Comparable nearby sites—Pure residential Parcel B—won around $905 psf ppr, with Lentor Central at $920 psf ppr. Analysts expect this site’s bids to remain below $1,000 psf ppr, with launch prices targeting ~$2,222 psf.

Dorset Road (Farrer Park Fringe)

Nestled between Dorset and Starlight Roads, close to Farrer Park MRT and Pek Kio Market—similarly positioned to Piccadilly Grand, which achieved 77% take-up at launch.

Experts anticipate 3–5 bidders, with top bids in the $1,000–1,100 psf ppr range

Pricing Outlook: Projects on this plot could launch around $2,300 psf.

Telok Blangah Road (Greater Southern Waterfront)

As the first GLS site in Greater Southern Waterfront and near Telok Blangah MRT/PSA Club, it’s destined to set the pace for future waterfront redevelopment

A nearby Faber Walk site closed at approximately $900 psf ppr; this plot is expected to rise to $1,100–1,200 psf ppr, drawing 4–6 bidders.

Pricing Outlook: Prices are likely to launch at $2,500–2,600 psf, reflecting its prime waterfront positioning.
