How to be Professional & Sensitive in Your Listings

With the influx of online media reports on discriminatory listings, how can agents effectively convey the expectations of landlords without displaying bias or discrimination?

While it is important to stand for your landlords’ interests, agents also have the responsibility to exercise sensitivity when advertising your clients’ listings.

Below are some examples of what landlords currently consider vs. what they should consider when looking for their next tenant. Often, we see the former being advertised in listings, so here we show you the Dos and Don’ts for your listings.

All agents must abide by CEA’s Professional Service Manual:

“In advertising properties for sale, purchase or rental, salespersons should be sensitive to the diverse, multi-racial and multi-cultural nature of society and advise their clients against placing advertisements that are discriminatory, offensive, or stereotyped in nature against any particular race, religion, or group in society.

Failure to observe a provision of above code that is prescribed or issued may render the estate agent, the salesperson or both the estate agent and salesperson liable to disciplinary action.”

Any suspected attempt to promote such discriminatory, offensive, or stereotyped content shall also be punished under Section 298 & 298A of the Penal Code with imprisonment for a term which may extend to 3 years, or with fine, or with both.
