What is Dynamic pricing?

Dynamic pricing (previously known as Optimus) was introduced by PropertyGuru in 2018 to rebalance the property marketplace. It calculates the amount of Ad Credits (Post, Repost, Turbo, Boost) and Prime Credits (Featured Agent) required for your listing actions, based on market demand and listing supply.

Depending on the score that is generated by the algorithm, some listings would require lesser Ad Credits and Prime Credits for your listing activities, while others might need more.

How does Dynamic pricing work?

With Dynamic pricing, we aim to create a healthy and efficient property marketplace by discouraging fake, duplicate and poor-quality listings, thus ensuring authentic and quality listings can be matched to property seekers effectively.

How does Dynamic pricing affect Commercial Listings, New Homes Listings and Overseas Listings?

(i) Ad Credits (used for Post, Repost, Turbo, Boost)

Dynamic pricing is currently applicable to only residential listings on PropertyGuru.com.sg. Rest assured that you will be notified in advance should there be any change to commercial listings.

(ii) Prime Credits (used for Featured Agent)

Dynamic pricing is currently applicable to both residential and commercial listings on PropertyGuru.com.sg and CommercialGuru.com.sg respectively.

How does Dynamic pricing affect Corporate Account subscribers?

(i) Ad Credits (used for Post, Repost, Turbo, Boost)

If the Corporate Account subscriber is advertising a residential listing, the amount of Ad Credits required to Post / Repost / Turbo / Boost will be calculated based on Dynamic pricing.

(ii) Prime Credits (used for Featured Agent)

Prime Credits are available for Booking / Reserving / Extending a Featured Agent slot, which will be calculated based on Dynamic pricing. Featured Agent is not applicable to Corporate account subscribers.

Does the number of Ad Credits to post a listing change if I edit a listing?

No, the amount of Ad Credits deducted will be based on the first creation of the listing.

Does the number of Prime Credits to Book / Reserve / Extend a Featured Agent slot change if I edit a listing?

No, the amount of Prime Credits deducted will be based on the first creation of the listing.

How to check for Ad Credits and Prime Credits amount

How many Ad Credits do I need to Post / Repost / Turbo / Boost my listing?

On AgentNet, the amount of Ad Credits required to Post, Repost, Turbo or Boost a listing will be indicated at the following:

(a) Summary page of your listing

(b) On the “Listings” tab, under each listing, before you activate any action.

How many Prime Credits do I need to book a Featured Agent slot?

To check how many Prime Credits are required to book a Featured Agent slot:
1) Click on the Featured Agent tab on your AgentNet Dashboard
2) Search for any Project / Estate
3) The Prime Credits required to book for a minimum of 30 days will be displayed on each tile.

Does the number of Ad Credits to Post / Repost / Turbo / Boost a listing change?

Yes, the amount of Ad Credits for a listing may change from time to time, depending on market demand and listing supply. You will always be shown the amount of Ad Credits required, before you Post, Repost, Turbo or Boost a listing.

Does the number of Prime Credits to Book / Reserve / Extend a Featured Agent slot change?

Yes, the amount of Prime Credits for a Featured Agent slot may change from time to time, depending on market demand, listing supply, and the number of remaining slots. You will always be shown the amount of Prime Credits required before you confirm a Featured Agent booking.

Is there a cap on the maximum number of Ad Credits and Prime Credits for my listing activities?

There is no known maximum cap on the amount of Ad Credits and Prime Credits required for your listing activities. Rest assured that we do our best to moderate any credits adjustment and keep the costs manageable for agents.

Will I see the same number of Ad Credits to Post / Repost / Turbo / Boost a listing as other agents?

Yes, all agents will see the same amount of Ad Credits if you Post / Repost / Turbo / Boost a listing under the same listing type, in the same HDB block, condominium project or location.

Will I see the same number of Prime Credits to Book / Reserve / Extend a Featured Agent slot as other agents?

Yes, all agents will see the same amount of Prime Credits if you Book / Reserve / Extend a Featured Agent slot in the same project or location, and for the same slot. Agents might encounter differences in Prime Credits amount depending on the number of remaining slots.

How does Dynamic pricing affect my Auto-Repost / Auto-Turbo / Auto-Boost campaign?

We provide you with a projected forecast amount of Ad Credits required to complete the campaign before you activate it. This is based on the setup of your campaign, and the current amount of Ad Credits required for listing Repost / Turbo / Boost.

However, the amount of Ad Credits required to Repost / Turbo / Boost your listing throughout your Auto-Repost / Auto-Turbo / Auto-Boost campaign may change due to Dynamic pricing.

Therefore, the actual amount of Ad Credits deducted for your campaign may be lower or higher than the projected amount. Deduction of Ad Credits will only happen upon completion of each Repost / Turbo / Boost campaign.
