What is Demand Analytics Lite?
Demand Analytics Lite (DA Lite) is a powerful tool designed to provide real estate professionals with exclusive, project-level insights into market demand. By focusing on specific properties, DA Lite allows users to drill down into detailed demand-supply and pricing trends, enabling them to spot opportunities in high-demand areas and close deals faster.
With its data-driven approach, DA Lite helps real estate agents optimise listings, price properties more effectively, and guide clients to make smarter decisions confidently.
How can I access Demand Analytics Lite?
Follow the step-by-step guide below to use Demand Analytics Lite:
1. Login to AgentNet and select ‘DataSense’ on the left navigation bar. Locate the Demand Analytics Lite widget and click on Take Me There.
2. PropertyGuru for Business portal will open in a separate window. You can access Demand Analytics Lite under the ‘Demand’ category.
NOTE: If this is your first time logging in, follow the steps here to access DataSense.
3. Begin your search by applying filters to set your desired criteria.
4. We will use Park Colonial as an example in this guide. Search and select “Park Colonial D13 Macpherson / Potong Pasir” from the project drop down and click “Search”.
5. Search results will appear in multiple sections. The first section is the PropertyGuru Market Index (PGMI) by index and line chart visualisation changes over a selected period. Showing on the top right are the current status for this area compared to other areas in Singapore.
NOTE: PGMI is a Demand-to-Supply ratio of weighted visitors (demand) to unique listings (supply) within the searched area. This data is used to understand market conditions through PropertyGuru’s listing data.
6.When you click on the (i) icon, it will show the period of analysis.
7. Next section is Demand Analysis through 3 different perspectives of data in a quick median and range view from the 25th percentile to the 75th percentile.
- Most Left: Demand Price (S$)
- Center: Demand PSF($)
- Most Right: Demand Size (sqft)
8. You may click on (i) icon for more explanation.
9. To know more insights about this analysis, click “What is Optimal Range?”. A dropdown of description will appear to help you understand the data provided.
10. View the data by Property Type or Size Range under the Property Details Breakdown section. You can also filter the value based on the customize function.
11. Click “Customize” for your desired table view.
12. The Demand Flexibility section provides you with an overview of other recommended projects that seekers are considering.
13. Lastly, Rank allows you to dive deeper into the project ranking by location, region and country. There will be snippets of data overview of properties to aid you in your search.
14. Click “All Ranks” for the full ranking list that you may sort further by Size and Price. You can further sort by other filters available within the rank results.
