How to use Explorer?

Step-by-step guide to view and compare transaction information using this data tool.

What is Explorer?

In addition to Market Insider, Project Insights and Home Report, Explorer is another fast, adaptive and interactive data tool that enables you to apply advance filters to historical transaction data, and present trends and summaries using easy to understand data representations so you can easily share these analyses with clients at meetings!

How can I access Explorer?

Follow the step-by-step guide below to use Explorer:€¯

  1. Login to AgentNet and click on ‘Market Insights’ in the top navigation bar.

  2. Market Insights dashboard on PropertyGuru DataSense will open in a separate window. You can access Explorer under the ‘Transactions’ category.€¯

    NOTE: If this is your first time logging in, follow the steps here to access Market Insights dashboard on PropertyGuru DataSense.€¯

  3. To begin a search, click on the ‘Add Segment’ button to create a property segment. You may create up to 4 segments for comparison at a time.

  4. For each property segment, indicate Project or Location under ‘Category’.

    If Project is selected, indicate a ‘Property Type’ – either Condo, Landed or HDB. Then, select a ‘Project Name’ from the dropdown. You can further specify the segment with filters such as Transacted Price Range, Transacted PSF Range, Floor Area Range and Floor Level Range. Click on the ‘Add Segment’ button once you have completed the filter criteria.

  5. If Location is selected, indicate a ‘Location Type’ – either District or HDB Town. Then, select a town or district from the dropdown. You can further specify the segment with filters such as Transacted Price Range, Transacted PSF Range, Floor Area Range, Flat Type (for HDB), MOP Status (for HDB), Floor Level Range (for District), and SSD Status (for District). Click on the ‘Add Segment’ button once you have completed the filter criteria.

  6. All the created segments will be listed with different coloured indicator. Next, select a time period and you will see detailed transaction trend data in graph format.

  7. These graphs show the trends for:

    • Median Transacted PSF

    • Total No. of Transactions

  8. Below the graphs you will find Latest Transactions with the following information from the selected segment:

    • Project Name / Address

    • Contract Date

    • Property Type

    • District

    • Area (sqft)

    • PSF

    • Transaction Price

    The first column shows the colour indicator of segment which the transaction data belongs to. You can view data from different segments by selecting from the dropdown.

  9. Lastly, you also get a comparison overview of the property segments created under the Comparison table. This will display information such as Total No. of Transactions, Median Transaction Price, Median Transacted PSF, No. of Transactions in Last 3 Months, and No. of Active Listings as of Today.
