What is Market Insider?

In addition to Project Insights, Home Report and Explorer, Market Insider is another data tool that aims to empower you with real-time insights on property sales trends and upcoming projects so you can:

• Advise your clients on a property basis the underlying property market trend

• Identify business opportunities on a macro level

How can I access Market Insider?

Follow the step-by-step guide below to use Market Insider:

1. Login to AgentNet and select ‘DataSense’ on the left navigation bar. Locate the Market Insider widget and click on Take Me There.

2. PropertyGuru for Business portal will open in a separate window. You can access Market Insider under the ‘Transactions’ category.

NOTE: If this is your first time logging in, follow the steps here to access DataSense.

3. To begin a search, indicate Sale or Rent under ‘Category’. Then, select a ‘Property Type’ – either Condo, Landed or HDB from the dropdown. Click on ‘Search’ button after completing the rest of search criteria:

• Building Type

• Sale Type – either New sales, Resale or Sub sales

• District – you can select multiple districts from the dropdown

• Time Period

• Floor Area – indicate the minimum and maximum floor area in sqft

4. You will be able to access the following information:

• Quick Insights

  • Median Transacted PSF

  • Median Asking PSF – with price and percentage difference between Transacted vs Asking data

  • No. of Transactions

  • Top Project

Median Asking PSF is calculated based on the asking prices of PropertyGuru listings in the same district and property type. With an average of more than 200,000 listings per month, PropertyGuru offers the most accurate insights into homeowners’ expectations.

NOTE: For searches on HDB and Rent category, results will show price instead of price psf.
