How to use Project Insights?

Step-by-step guide to identify business opportunities using this data tool.

What is Project Insights?

In addition to Market Insider, Home Report and Explorer, Project Insights is another data tool that supports you in identifying opportunities within a project or HDB basis the information available such as SSD Status, Estimated Gain etc., so you can leverage the information to convince homeowners to sell their properties.

How can I access Project Insights?

Follow the step-by-step guide below to use Project Insights:

  1. Login to AgentNet and click on ‘Market Insights’ in the top navigation bar.

  2. Market Insights dashboard on PropertyGuru DataSense will open in a separate window. You can access Project Insights under the ‘Transactions’ category.

    NOTE: If this is your first time logging in, follow the steps here to access Market Insights dashboard on PropertyGuru DataSense.

  3. To begin a search, type the name of the Project / HDB you would like to explore. You will get an overview of the project with the following information:

    • No. of blocks and units

    • Nearby amenities – MRT and school

    • No. of listings and resale transactions in the last 12 months

    • No. of units with estimated gain above 60%

    • No. of active listings on PropertyGuru website

    • Sale and Rental demand of the project

  4. Below the overview you will find more detailed data about the project transactions. You can select a specific block and view project information by:

    • PSF

    • Estimated Price

    • Last Transaction Price

    • Estimated Gain %

    • Seller’s Stamp Duty (SSD)

    At any one time, only one type of information can be displayed.

  5. You can further apply various filters by clicking on each dropdown and inserting the criteria. Multiple filters can be applied at a time.

  6. Once you apply the view and filters, results will automatically be generated in a table. Click on any unit from the table and the following information will be displayed:

    • Unit No.

    • Floor Area in sqft

    • PSF

    • Latest Transaction Date and Amount

    • Current Estimated Price

    • SSD Amount and Status

    • Estimated Gain or Loss in price and percentage

    • No. of Transactions the unit has gone through

    You can download these unit details into a CSV file by clicking on the download button.

    TIP: What is Estimated Price?

    Estimated Price is the market value of a property determined by PropertyGuru’s state-of-the-art algorithm that calculates hundreds of factors including past transactions, property attributes (e.g. floor area, tenure type, location, proximity to amenities, etc.), market supply and demand trends, and much more!

    NOTE: Estimated Price is a powerful starting point to discuss the final price of a property. However, your expertise in advising your clients based on their unique profiles is also critical to closing a deal.

    TIP: What is Estimated Gain?

    PropertyGuru’s Estimated Gain formula ensures current homeowners can realistically estimate their true profit (or loss) by accounting for the property’s SSD liabilities.

    Estimated Gain = Estimated Price – Last Transacted Price – SSD
