Why is PropertyGuru introducing Ad Credit top-up limits?

This change is intended to help guide agents toward the package that best matches their credit usage and business needs — rather than relying on excessive top-ups that may not reflect the intent or value of their current plan.

By introducing top-up limits, we aim to:

  • Encourage agents to choose the right-fit package upfront — with the right balance of listings, tools, and credits

  • Prevent over-reliance on credit purchases, which can lead to unsustainable listing practices

Does this mean I can’t purchase more even if I need to?

You can still purchase more credits — by selecting a Plus track or upgrading to a higher package with a larger (or unlimited) top-up limit. This ensures that your spend is aligned with your business scale, and gives you access to more bundled value.

Will this affect how many listings I can promote?

Not necessarily. Most agents will find that the subscription credits included — especially on Plus tracks — are sufficient for regular listing activity. Top-up limits are there to encourage better credit planning, not to restrict business growth.

What are the top-up limits for each package & price per credit?

Credit top-up limits are now tiered, ranging from 1,000 credits (Bronze) to Unlimited (Platinum).

These limits function the same way as they do for our new packages and are intended to help guide your credit planning and spend management effectively.

What happens if I hit my top-up limit?

Once you hit your limit, you won’t be able to purchase additional credits until you either:

  • Wait for your new subscription term, or

  • Upgrade your core package to the next tier (e.g., from Silver to Gold)

You cannot switch tracks (e.g., Basic to Plus) mid-subscription to unlock more top-ups.

How can I avoid exceeding my credit top-up limit?

If you foresee high usage:

  • Choose the Plus track upfront for more included credits

  • Consider a higher-tier package that offers higher limits or unlimited top-ups

Planning ahead helps you avoid interruptions to your ad strategy.

If I downgrade, will my Ad Credit top-up limit reset?

When you choose to downgrade, your credit top-up limit will adjust to reflect your downgraded package. However, any purchases carried over will count toward the new top-up limits until your next renewal cycle.

Can I still use previously purchased Ad Credits after downgrading?

Only partially. You’ll be able to retain Ad Credits up to the top-up limit of your new (lower) package. Any extra credits above the new limit will automatically expire once the downgrade takes effect.
