What is Change in Demand Analysis?

Change in Demand Analysis (CiDA) tracks shifts in property demand over time, identifying trends in interest across specific projects, neighbourhoods, or regions. This tool enables users to spot increases or decreases in demand, helping property agents and investors make timely, data-driven decisions.

It empowers property agents to keep pace with evolving market dynamics, helping them make data-backed recommendations to clients and stay competitive in high-demand areas.

How can I access Change in Demand Analysis?

Follow the step-by-step guide below to use Change in Demand Analysis:

1. Login to AgentNet and select ‘DataSense’ on the left navigation bar. Locate the Change in Demand Analysis widget and click on Take Me There.

2. PropertyGuru for Business portal will open in a separate window. You can access Change in Demand Analysis under the ‘Demand’ category.

3. The module will load, displaying up to four customisable tables.

4. Edit the Table: Click the ‘Edit’ button at the top right. Change the title of the table by clicking on the title segment.

5. In this example, change ‘Most in Demand HDB for Sale in CCR’ to ‘Most in Demand Condo for Sale in CCR’.

6. Select Property Type: Click ‘Condo’ to filter by property type. Use the drop-down button under property type and select ‘Condominium’.

7. Choose a Region: Click the drop-down button under ‘Region’ and select ‘Core Central Region (CCR)’.

8. Save Your Changes: Click ‘Save’ to start analyzing. The PGMI index will appear, helping you see any changes in demand analysis.

9. Repeat the steps for your desired view in the other criteria.

• Top Left: Customize the title to reflect your analysis focus.
• Top 5 Properties: View the top 5 properties by the search categories.
• Top Right: Use the edit button to modify the analysis. Below it, you will find values for Size (sqft), Median Price ($), and PGMI.
