Account Ownership
Each paid account is to be owned and utilised only by one property agent registered with the Council of Estate Agents (CEA).
Account Name
Name used on the account should be similar to name registered with the Council of Estate Agents (CEA).
Account Details
Account profile and details, including agency license, salesperson’s license and salesperson’s mobile number(s) are to be current and up to date at all times as registered with the Council of Estate Agents (CEA).
Account Profile Photo
Account profile photo should be similar to the photo submitted and registered with the Council of Estate Agents (CEA).
Account Profile
Agent’s personal webpage/website’s links included in the Agent Profile should contain listing(s) advertised on PropertyGuru.com.sg or CommercialGuru.com.sg with up-to-date information.
Race Preference Indication
Agents are not allowed to indicate race or ethnic preferences in all advertisements, listings, and Agent Profiles unless in accordance with the Ethnic Integration Policy or the Non-Citizen Quota for Renting Out of Flat. Listing(s) found with such an indication will be suspended immediately.
Co-broking
Agents are advised to adhere to CEA’s co-broking regulations and requirements. Any reported violation may be investigated and forwarded directly to the CEA.
Authenticity of Listing(s)
All listings posted must be genuine, accurate, and available to the market at the time of listing and throughout the duration they are visible online. Listing(s) found to be false, fake, unauthorised, or misleading will be suspended immediately.
It is the sole responsibility of the account owner to ensure the complete genuineness and authenticity of the listing and all its information, including, but not limited to, text descriptions, video content, and visual imagery.
Duplicate Listing(s)
Duplicate listing(s) from one agent are prohibited and would be suspended immediately upon detection.
Duplicate listing(s) occur when one agent has more than one active listing advertising the same property unit under one or several accounts. Duplicate listing(s) are judged based on, but not limited to, similar descriptions, similar interior photos, similar property size, and similar price.
Multiple Projects/Units in 1 Listing
Advertising two or more projects and/or units in a single listing is prohibited; only one unit from one project, with a single size and price, is allowed per listing. Should a single listing be detected to have multiple projects or units advertised within it, PropertyGuru reserves the right to suspend it immediately.
Fake Listing(s)
Fake listings are prohibited on PropertyGuru, and feedback/reports on potentially fake listings are addressed immediately. Listings that have been investigated as fake will be suspended immediately.
The listing’s authenticity is verified based on, but not limited to, property listing(s) with no accompanying photos, very little or no listing description, or listing only has pictures from the PropertyGuru library.
Unauthorised listing
As per CEA’s requirement, all estate agents/salespersons are required to sign relevant Forms 1 to 8 as laid down in the Third Schedule of the Estate Agents Act 2010. Reported unauthorised listing(s) will be suspended immediately.
Listing(s) Removal
It is the sole responsibility of the agent owning the account to remove or deactivate listings of properties/units that are no longer available – whether it has been sold, rented, or while on the Option to Purchase period. Should a listing be reported and found to be no longer available, the listing would be suspended immediately and no longer visible to the public on the PropertyGuru platform.
It is important to note that all posted listings have a validity of 32 days on the PropertyGuru platform – after which they will be automatically deactivated, moved to the ‘Past’ folder, and will not be visible to the public until they are reactivated.
Listing Description(s)
All listing descriptions have to be an accurate representation of the listings they advertise. Descriptions that could mislead the property seeker with inaccurate information and/or perceptions of the listing are disallowed.
Inclusion of other personal websites or blogs is permitted, only if the agent’s PropertyGuru listings are also featured on those websites. URLs of other property portals or websites are strongly prohibited.
Listing description(s) can include the name(s) and contact details of property agents other than the agent holding the account – only if all agents mentioned in the listing description also own an active paid PropertyGuru agent account.
The primary language of all descriptions should be in English. Descriptions in other languages are allowed as a secondary language.
Listing Photo(s)
All listing photos must accurately represent the listings advertised. Photos depicting the property’s interior must be genuine and accurate representations of that exact unit at the time; they must not be photos of a similar/different unit, nor of the same unit in a different condition. All listing photos must closely depict what the property seeker will see in person, should a viewing be scheduled.
It is the sole responsibility of the agent to obtain copyright or permission to use any artist impressions from sources such as project brochures. PropertyGuru reserves the right to remove any photos and other materials that breach copyright laws or are in the act of infringement.
Listing photos found to meet one or more of the following are deemed irrelevant and/or inappropriate, and will be suspended:
- Photos not of the advertised property and are not an accurate representation of the advertised property, for example:
- Agent’s photo or photo of agent’s name card
- Amenities, such as shopping centres that are not within a reasonable distance to the advertised property
- Photos that contain non-property content, such as text or images of people (in photos or overlaid)
- Photos that are not rotated to the correct orientation
- Unclear and/or low-quality photos
- Photos that contain other property portal/website’s watermark, e.g. 99.com, The Edge Property, iProperty, ST Property, H88, SingaporeExpats etc.
- Photos that belong to another entity and are used without permission
- Duplicated photos
- Photos with human models, landmarks or with trademarks are prohibited
- Photos of a diagrammatic table
- Photos that contain text only
- Photos that is made up of more than 1 image (collaged)
- Photos that are floor plans or maps
- Photos that contain elements or features that are irrelevant to the visual showcasing of the property itself, e.g. coloured borders around the photos
Floor Plans
All listing floor plans must be accurate visual representations of the respective listings advertised. A hand-drawn floor plan is allowed if they are clearly and accurately drawn.
It is the sole responsibility of the agent to obtain copyright or permission to use any artist impressions from sources such as project brochures. PropertyGuru reserves the right to remove any floor plans and other materials that breach copyright laws or are in the act of infringement.
Floor plans found to meet one or more of the following are deemed as irrelevant and/or inappropriate, and will be suspended:
- Floor plan that is not for the advertised property
- Floor plan that contains competitor’s watermark, e.g. 99.com, The Edge Property, iProperty, ST Property, H88, SingaporeExpats etc.
- Floor plan of a non-advertised property, even if the property layout and size is the same or it belongs to the same project
- Unclear and/or low-quality floor plan
- Floor plan which contains a reference to another person other than the agent advertising the property
- A combination of multiple floor plans
Videos
All videos must accurately represent the listings they advertise.
It is the sole responsibility of the agent to obtain copyright or permission to use before using any artist impressions from sources such as project brochures and so on. PropertyGuru reserves the right to remove any floor plans and other materials that breach copyright laws or are in the act of infringement.
Videos found to meet one or more of the following are deemed as irrelevant and/or inappropriate, and will be suspended:
- Video that does not feature the advertised property
- Video that is of one or multiple property photos stitched together
- Video that does not show the interior of the advertised property. For example:
- Video featuring the surrounding amenities of the property only
- Video featuring the agent’s/agency’s achievement only
- Video taken from YouTube, Vimeo, or any online video streaming site without permission
- Unclear and/or low-quality video
- Video that contains a reference to another person other than the agent advertising the property
- Link to video is broken
Overseas Listing(s)
Listings advertising overseas properties are not allowed in agent accounts and will be suspended immediately. Only local residential or commercial properties are permitted. To advertise an overseas property, kindly contact sales@propertyguru.com.sg
New Projects Listing(s)
Agents and project marketing teams are advised to obtain relevant authorisations from the respective project developers before listing new projects. Repetitive listings of similar unit types with several indicative prices are deemed duplicate listings and will be suspended immediately.
Account Suspension
Persistent violation of guidelines can lead to suspension of the agent account, without the right to claim refunds of service fees or to extend the package. All “Active” and “Past” listings folders will be moved to “Suspended”.
Automation Software (Bots)
Use of automated software such as bots, hacks, mods, or any other unauthorised third-party software designed to access, crawl or collect content/information from PropertyGuru is prohibited.
Data Mining
Use of any unauthorised third-party software that intercepts, “mines,” or collects information from or through PropertyGuru is prohibited.
Terms & Conditions
This document forms part of the Terms and Conditions for agent membership in all services provided by PropertyGuru Pte. Ltd. (The Company). These services are, but are not limited to, PropertyGuru.com.sg and CommercialGuru.com.sg. Every agent member (The Agent) is obliged to abide by these guidelines when using the above services.
The Company reserves the right to amend these guidelines during the course of membership. All agent members will be informed at the point of change. The Company also reserves the right to suspend any agent account for repeated offences against the guidelines.
Accounts that persistently violate guidelines will have their account suspended. No suspensions will result in refunds of service fees.
Council for Estate Agencies (CEA)
The Council for Estate Agencies (CEA) is a statutory board established under the Estate Agents Act 2010 to administer the enhanced regulatory framework for the real estate agency industry. Commencing its operations from 22 October 2010, CEA’s principal functions are to license the estate agents (referring to the estate agencies) and register agents (referring to the property agents), promote the integrity and competence of estate agents and engage in public education efforts to help consumers in property transactions.
In addition to the advertising rules, PropertyGuru Group Pte. Ltd. will also monitor and moderate all advertisements under its Services, according to CEA’s Code of Ethics and Professional Client Care and Practice Guidelines on Ethical Advertising.
All estate agencies and salespersons are advised to be well-versed with CEA’s regulations that can be found on the following website: www.cea.gov.sg
PropertyGuru Pte. Ltd. will always cooperate with authorities to help resolve any suspected illegal activities. To preserve the trust of our users, PropertyGuru reserves the right to suspend any agent convicted of illicit activities – even if those activities are unrelated to the use of PropertyGuru services.
