How Does Lead Management Work? #

As an agent, you may be familiar with these challenges:

  • Scattered conversations: Leads arrive through WhatsApp, calls, and emails—making it easy to miss or forget some.

  • Overwhelming volumes: It’s hard to know who to contact first when enquiries pile up.

  • Little context for leads: Without insights like budget or urgency, personalising your follow-ups is a guessing game.

How to Access Lead Management #

  1. Log in to AgentNet.

  2. Click “Leads” in the navigation bar.

  3. View, label, and prioritise your enquiries using Lead Quality Tags and Behaviour-based Insights.

  4. Contact leads directly via WhatsApp, call, or email—right from your dashboard.

 

Understanding Your Leads Dashboard #

Every new enquiry now appears in your Leads Dashboard with the context you need to take action:

  • Full Enquiry Details: See which listing they enquired about, source of enquiry, and time.

  • Lead Type: Know if it’s a buyer, seller, or co-broking agent.

  • Behaviour-based Insights: Get valuable information like preferred location, property type, budget and level of activity.

  • Lead Quality Tags: Identify high-intent leads at a glance (Hot or Warm).

Taking Action

From the dashboard, you can:

  • Contact leads directly via WhatsApp, call, or email.

  • Add custom labels like “Viewing Booked,” “Follow-Up Next Week,” or “Closed.”

  • Export leads to your own database or workflow for additional tracking

 

Important Update: Changes to Lead Management Features (Effective 1 Oct 2025) #

Previously, every new enquiry now appears in your Leads Dashboard with the context you need to take action:

  • Full Enquiry Details: See which listing they enquired about, the source of enquiry, and the time.

  • Lead Type: Know if it’s a buyer, seller, or co-broking agent.

  • Lead Quality Tags: Identify high-intent leads at a glance (Hot or Warm).

From 1 Oct 2025, Lead Management features will be tied to Agent Packages, giving you complete control over your lead management.

Frequently Asked Questions #

Can I still use WhatsApp like usual?

Yes. Lead Management works alongside WhatsApp—you still reply like normal, but now with added context before you reach out.

What do “Hot” and “Warm” mean?

These tags show how active the enquirer is on PropertyGuru.

  • Hot: Very active—frequent searches and multiple enquiries.

  • Warm: Somewhat active—engaged but less frequent.

Why don’t some leads have a tag?

If the enquirer hasn’t been active recently or we lack enough info, no tag will appear. You’ll still see the full enquiry details.

Where do Behaviour-based Insights come from?

From what seekers do on PropertyGuru—searches, listings viewed, past enquiries—shared only with their consent.

What are some tips that you can leverage to make good use of Lead Management?

  • Make labels your own. Use tags that match your workflow—e.g., “Viewing Booked”, “Recontact in 1 Month” or “Negotiation in Progress.”

  • Clear your leads daily. New enquiries go cold fast. Responding quickly can turn an enquiry into a viewing within days.

  • Don’t dismiss cold leads. Today’s “not ready” lead could become next month’s closing. Stay in touch.
